Estevan city council approves report on new industrial subdivision

Subdivision is located in northeast Estevan, about 400 metres east of the Estevan Comprehensive School.

ESTEVAN - Estevan city council approved a report on a new industrial subdivision for Estevan's northeast corner during its Dec. 19 meeting.

In a report to council, land development services manager Richard Neufeld said the purpose is to create a 25-acre industrial parcel to accommodate a future land use. The parcel is north of the King Street extension that runs eastwards to the truck bypass and east of Kensington Avenue. The land to the south has some acreages and a natural wetland. Access would be provided through a future roadway extending east from Kensington Avenue to the property. 

City engineering has, on a preliminary basis, recommended water supply to be provided through an extension of the existing water line north to the new roadway and then east to the proposed property.

It would be approximately 400 metres east of the Estevan Comprehensive School.

No objections have been received from school authorities, utilities or city departments. The RM of Estevan sent a letter that had some questions but did not object to the proposal.

Nine conditions will have to be met before the project can proceed.

Councillor Tony Sernick asked if this was just approval for an industrial site. Mayor Roy Ludwig said the proponent still has hoops to jump through.

The approval is valid for 90 days to get the conditions met, but could be subject to an extension, said Neufeld.

"If council gives approval here, that should give a very good confidence level to a potential developer who might want to purchase the site and develop it," said Neufeld.

Council also approved consolidating the lot for 1223 and 1225 Fourth Street as part of a renovation project.

This would create a single lot with multiple services and two buildings that are connected with an internal opening, which is allowed in the new zoning bylaw. No concerns or issues have arisen.
